Bukit Chagar is a small, dense pocket on JB's waterfront, wrapped around the new RTS terminal and the CIQ complex, with SKS City Mall and the Sheraton at the doorstep. The property here is almost all high-rise serviced apartments — city-centre homes built for people who want to walk to the train, not drive to it. If you want the neighbourhood in full — what's around you day to day, where to eat, what the area is like to live in — the Bukit Chagar neighbourhood guide covers it. This page answers the narrower question: of the apartments here, which one do you actually buy, and why.
SkyOne files six standard layouts, each printing its own area on the official floor plan:

The two-bedroom dual-keys (A, B, C) are where most own-stay Malaysian buyers start — small enough to be affordable, with a second key you can let out to cover part of the loan. For how station proximity feeds into resale and rental, see Bukit Chagar property prices.
Two things set a SkyOne apartment apart from most station-side supply. First, it's freehold — you're not holding a lease that shortens every year, which matters over a 20- or 30-year own-stay hold. Second, the 300 m to the platform is a measured distance, not a 'short drive' dressed up as walking distance: you leave your lobby, cross one block, and you're at Bukit Chagar RTS. When the line opens in early 2027, that's about a six-minute ride to Woodlands North on the Singapore side. For the station layout and the full line, see the RTS route map and the RTS Link guide; if your priority is simply a condo you can walk to the train from, condos near the RTS compares the options.
SkyOne's filed entry price is about RM628,000 for the Type A dual-key, with a 15% Bumiputera discount where it applies. Because entry and mid units sit below RM1 million, foreigners are largely priced out of them — the RM1 million floor is the threshold most foreign strata buyers must clear in central JB — so you're buying as a local, with the advantages that come with it:
One honest caveat before you count every 'Malaysian perk' you've read about. The first-home stamp-duty exemption and EPF housing-loan withdrawal both hinge on the property holding a residential title. SkyOne is freehold, but its title is commercial — the norm for a city-centre serviced residence — and these two schemes generally exclude commercial-title and serviced-apartment purchases. Treat them as not available here unless your own check says otherwise. What commercial title does and doesn't change is set out in the residential vs commercial title guide.
Buying here as a Malaysian runs in three steps:
SkyOne's filed completion is November 2030, and the developer is CTC Development. Run the installment calculator to turn a given unit price into a monthly figure before you commit.
A 463 sq ft dual-key and a 1,270 sq ft three-bedroom are different homes for different buyers, but both put you a measured 300 m from the Bukit Chagar platform. Decide how much space you need and how much you want the second key to earn, then run your numbers on the installment calculator and see the SkyOne layouts and availability to find the one that fits.
